Kyle gives you room to breathe without giving up what makes Central Texas worth living in: a hometown pace, a growing job market and easy reach to Austin and San Antonio. It’s also one of the few places nearby where you can find new homes at several different price points.
Whether you’re buying your first home, upgrading for a growing family or looking for a quieter place to land, Kyle checks the boxes. Here are five reasons buyers keep choosing it, an honest look at what to know before you move, and three new-home neighborhoods worth touring: Anthem, 6 Creeks and Parkton Square.
Kyle has the kind of local flavor that makes a place feel like home, and it’s officially the Pie Capital of Texas. Grab a slice at Texas Pie Company, settle in for a relaxed dinner at Ilario’s or Garcia’s, or head out to Hays City Store & Ice House for a true Hill Country evening. Wherever you land in Kyle, these spots are a short drive away.
Kyle gives you the best of both worlds. It sits along I-35, 7 miles from Austin’s city limits (about 22 miles by road to downtown Austin) and 39 miles from San Antonio’s city limits (Kyle Economic Development), with quick access to Buda and San Marcos. Weekend trips to New Braunfels, Wimberley, Austin’s vibrant South Congress district and Barton Springs are an easy drive.
At home, downtown Kyle keeps its small-town charm. The revitalized City Square Park, the restored Kyle Train Depot and Heritage Center, and seasonal events like Santa on the Square and Movies in the Park give the community a true hometown center.
Kyle is growing with real momentum. Its spot on the I-35 corridor between Austin and San Antonio puts it directly in the path of the region’s growth. Nearby employers include Ascension Seton Hays, Texas State University in San Marcos and Austin Community College in Kyle, and residents also have regional access to Austin-area employers and growth related to Tesla. Kyle Economic Development is focused on healthcare, higher education, professional services, logistics and manufacturing.
The Tesla connection is concrete. Tesla leases space at the Kyle/35 Logistics Park along I-35 for storage and light assembly that supports its Austin gigafactory, about 35 miles away (KVUE; Commercial Property Executive). In 2023, Kyle’s mayor said five Tesla suppliers and affiliated businesses had already located in the city (San Marcos Record).
From Parkton Square, 6 Creeks and Anthem, the I-35 corridor puts Austin employers within reach. Drive times are about 6 minutes to I-35 from Parkton Square, 9 minutes from 6 Creeks and 11 minutes from Anthem. Downtown Austin is about 40 minutes from each community, depending on traffic and time of day.
Kyle is part of the Hays Consolidated Independent School District (Hays CISD), where enrollment has grown more than 15% in the past five years. The district has been building to keep up. Since 2018, Hays CISD has opened six new schools, passed four bond packages and added almost 6,000 students, or about 1,000 a year (Community Impact). The next big project is already underway: construction on High School No. 4, funded by Proposition B of the district’s 2025 bond, began in May and is planned to open for the 2029–30 school year with room for 2,800 students. Elementary School No. 18 is expected to break ground in January (Community Impact).
Closer to home, Jim Cullen Elementary opened in August 2024 as the district’s 16th elementary school, a $48.2 million, 117,611-square-foot campus built for 900 students (Community Impact). It’s part of Risewell’s Anthem community and is a candidate school for the International Baccalaureate Primary Years Programme, pursuing authorization as an IB World School. Candidate status doesn’t guarantee authorization, so families who care about IB should confirm the school’s current status with Hays CISD.
In Kyle, daily errands, weekend plans and outdoor escapes are all close by. Run errands at Kyle Crossing, catch a movie at EVO Entertainment or browse local arts, crafts and farm vendors at Kyle Market Days in Mary Kyle Hartson Park. Lake Kyle offers fishing and picnics, and golfers can play 18 championship holes at Plum Creek Golf Course, home course of Texas State University’s golf teams.
Within an hour, you’ll find Lockhart and Pedernales Falls state parks, plus Hill Country wineries like Driftwood Estate, Duchman Family and Wimberley Valley.

Kyle is one of the faster-growing cities in Texas, and the city and school district are investing to keep pace. Here’s what to know about the three topics buyers ask about most: property taxes, the I-35 commute and growth.
Texas has no state income tax, so property taxes help fund local schools and services and are a regular part of the cost of owning a home. For tax year 2025, the combined rate from Hays CISD ($1.1546 per $100 of value), the City of Kyle ($0.5957) and Hays County ($0.3999) came to about $2.15 per $100 before any special districts (Neuhaus Realty Group, compiling rates from the Hays Central Appraisal District).
Rates have been moving in homeowners’ favor. After a city rate increase in 2025 (Community Impact), Kyle adopted a lower rate of $0.5460 for fiscal year 2026–27, down 8.34% (CBS Austin). Hays CISD held its rate at $1.1546 after voters declined a higher one in November 2025 (Community Impact). Texas voters also raised the school-district homestead exemption to $140,000 that month, which applies to your primary residence (Neuhaus Realty Group).
Rates vary by address, and some newer neighborhoods carry special-district taxes or assessments. Ask for the full tax rate for the specific home you’re considering, and run the numbers with your lender before you decide.
Kyle’s spot on I-35 is a big part of its appeal, putting Austin, San Marcos and San Antonio within reach on one corridor. I-35 is about 6 minutes from Parkton Square, 9 minutes from 6 Creeks and 11 minutes from Anthem. Downtown Austin is about 40 minutes from each community, depending on traffic and time of day.
The corridor is also being upgraded. TxDOT is building the I-35 Capital Express South project, which adds managed lanes through south Austin between SH 71/Ben White Boulevard and SH 45 Southeast, with construction expected to finish in late 2028, weather permitting (TxDOT). As with any commute into a major city, rush hour can add time, so leaving outside peak hours can shorten the drive.
Kyle grew from about 46,000 residents in 2020 to roughly 70,000 in 2025 (CityPopulation.de, using U.S. Census Bureau data). The city’s budget has had its own adjustments: Kyle took cost-containment steps to address a projected $14.2 million deficit in fiscal year 2025–26 (City of Kyle) before lowering its tax rate for 2026–27. Hays CISD’s 2026–27 general fund budget projects a surplus (Community Impact), although the district planned budget cuts after voters declined a higher tax rate (Community Impact). With enrollment still rising, confirm the zoned school for any address with Hays CISD before you buy.
